Daily vacuuming and mopping stay with the building’s cleaner. Specialist floor work is a different job: fibre, weave, grout, stone, cork-and-rubber. Floors left only to generalists pick up the same failures — soil that never leaves, stains that wick back, warranties that get voided, replacement that comes early.

For commercial carpet maintenance, low-moisture encapsulation is the method. Nine times out of 10, commercial carpets can be maintained that way. Steam is a restoration tool — heavily soiled carpet, an annual restoration, spills, builders’ mess — done by trained staff. From the same commercial program, encapsulation uses as much as 76% less water than steam, as much as 81% less energy, and as much as 100% less waste water. It removes 96% of dirt. Carpets are usually dry in 45–90 minutes, against 24 hours or more for steam.
Tretford is goat hair. Bolon is woven vinyl — dirt sits in the weave. Comcork is cork and rubber. Stone is diagnosed, then cleaned or restored as needed. Hard-floor scrubbing is about consistent quality across one landmark building or hundreds of sites. Where a P rating matters, pendulum slip testing to AS 4663 measures existing floors.
