Commercial floor restoration is the work of recovering the floor you already have. Replacement is the other call. Premrest does both: restoration and repair sit with Floor Maintenance; new floors sit with commercial flooring installation.
Premrest is an IICRC accredited company. Work is available across Australia, with crews in Melbourne, Sydney and Brisbane. Perth and WA are by arrangement.
What can be restored
Stone
Worn commercial stone is often recoverable. Premrest diagnoses the stone and recommends a thorough clean, a hone, a grind, a polish, a seal, or a combination. Granite, marble, limestone, travertine, sandstone, bluestone and terrazzo are examples, not a closed list. Restoration is typically a fraction of the cost of new stone. See stone restoration.
Timber
Dull, scratched or stained commercial timber is not automatically a full sand. Some floors only need the finish screened and recoated. Others need the timber taken back. Failed boards can be replaced locally before the finish goes down. Water-based or oil-based finish is matched to the space. See timber refinishing.
Vinyl, strip and seal
Vinyl, safety vinyl, linoleum and resilient floors are usually protected by a topical finish. When that film fails, dirt embeds and the specified slip resistance slides away. A full strip resets the finish when it has failed. Where the film is intact, a deep scrub and recoat is enough. Typical cycle is 1 to 3 years. See strip and seal.
Carpet repairs
A burn, a lifting seam or a rippling traffic lane often starts a replacement conversation. Modular carpet tile is designed for a surgical swap from attic stock. Broadloom can be patched, re-stretched or re-seamed. Repair the damage. Replace only the area that needs it. See carpet repairs and one-off commercial floor repairs.
Tile and grout
Entire commercial tile floors get written off because the grout has gone, when the tile is often recoverable. Grout is porous and collects mop water, food oils and dust. A deep clean, and a colour seal if the grout is stained beyond cleaning, can restore the floor. Porcelain, ceramic, stone, quarry and terracotta each get a different approach. See tile and grout cleaning.
Slip resistance
Grip can be measured with a pendulum test to AS 4586 and AS 4663. Where a floor fails, deep cleaning is sometimes enough if residue is masking the texture. If it is not, Premrest assesses a non-slip coating or a suitable tile etching treatment. Systems considered include SWISS GriP, Stellmann, Dr. Schutz and Actichem NeverStrip. Premrest tests and recommends the treatment that suits the substrate and the project. You do not need to choose a brand. See slip testing and slip rectification.
When replacement makes sense
Restoration is not always the right call. Replacement belongs on the table when the substrate has failed, when attic stock and close-match material are gone and the damaged area cannot be repaired to a usable standard, when contaminated material has to come out after water or mould, or when the floor no longer meets the use of the space.

How the call is made
Diagnose the floor first. A photo and approximate dimensions are enough to start for many repair jobs. The team will say when a repair is not worthwhile.
