Grout sits below the tile and collects mop water, food oils and dust. A wet mop moves the soil around. Entire commercial tile floors get replaced because the grout has gone, when the tile is often recoverable.

We lift soil out of the grout line rather than pushing it deeper. Pressurised extraction is one way to do that. Pressure and chemistry are matched: porcelain and ceramic one way, natural stone another, quarry and terracotta another again. Sample areas are tested where the floor’s history is unclear.
Where grout has stained beyond what cleaning can recover, an optional grout colour seal restores a uniform colour and adds a stain barrier. Grip after a deep clean is verifiable with a pendulum test. We use what the floor needs, not one tool on every wet area.
