A general cleaner can vacuum. They cannot be expected to match method to fibre, keep manufacturer standards, or get soil out of the backing without flooding the floor. That is specialist work. For commercial maintenance the method is low-moisture encapsulation.

Floors are too often left in the hands of generalists who lack floor-care expertise. Dirt and stubborn stains stay. Soil wicks back as the carpet dries. Warranties get voided. Replacement comes earlier than it should.

What a cheap steam clean actually leaves behind.
Steam is a restoration tool. Used as everyday maintenance it over-wets the carpet. Drying runs 24 hours or more. Encapsulation is usually dry in 45–90 minutes. You can walk on it almost immediately — live, or overnight, without shutting the floor.
Steam typically removes only 75% of the water, shampoo and grime. The other 25% sits in the backing. Stains wick back as it dries, often within a week. Encapsulation removes 96% of dirt through vacuuming. The stain does not reappear in the same spot because it was not driven down and left there.
Steam also leaves sticky residues. That residue is why the floor resoils so fast. Encapsulation polymers, used correctly, leave no residue. Active Film Technology / Protective Polymer Formula coats the fibre so it stays cleaner longer.
Hot water extraction only works when pre-spray, temperature, pressure, the wand, and the machine itself are controlled. How encapsulation works.
Polymers surround and bind soil, crystallise as they dry, and vacuum out. No lake of water in the backing. Nine times out of 10, commercial carpets can be maintained using low moisture encapsulation.
- Pre-vacuum with an upright brush-action vacuum.
- Pre-spray an encapsulation/crystallisation solution.
- Agitate with a counter-rotating brush machine.
- Regular vacuuming over time removes the encapsulated/crystallised soils.
Steam stays in the toolkit for restoration — heavily soiled carpet, an annual restoration, spills, builders’ mess — done by trained staff. Dry compound is for water-sensitive fibres such as sisal and seagrass. The toolkit is steam, dry compound and encapsulation. The default for commercial maintenance is encapsulation.
Against steam, the numbers are not close.

What is encapsulation?
