Low moisture encapsulation carpet cleaning, not a steam clean.
Polymers surround soil, crystallise, and vacuum out. No lake of water in the backing. That is the default for commercial maintenance. Steam stays a restoration tool.
The solution crystallises. The vacuum takes the soil.
Encapsulation is also called crystallisation cleaning. Colin Saddington, Director, writing in The carpet cleaning showdown (27 May 2025): the solution surrounds the dirt in a tiny crystal, then those crystals leave through dry vacuuming. Polymers formulated for this work bind the soil and, used correctly, leave no residue on the fibre.
That is why the stain does not reappear in the same spot. It was not driven into the backing and left there. Steam typically removes only 75% of the water, shampoo and grime. The other 25% sits in the backing. Stains wick back as it dries, often within a week. Encapsulation removes 96% of dirt through vacuuming.
The full commercial program, including fibre matching and who to call, sits on commercial carpet cleaning.
Four steps. Same order every visit.
Every maintenance visit follows the same order.
- Pre-vacuum with an upright brush-action vacuum.
- Pre-spray an encapsulation/crystallisation solution.
- Agitate with a counter-rotating brush machine.
- Regular vacuuming over time removes the encapsulated/crystallised soils.
Kärcher describes its CarpetPro Cleaner iCapsol RM 768 as a dry foam with encapsulation technology, where dirt is encapsulated and removed during the next maintenance clean. Encapsulation is usually dry in 45-90 minutes and can be walked on almost immediately.
Low moisture carpet cleaning vs steam.
Steam is a restoration tool. Used as everyday maintenance it over-wets the carpet. Drying runs 24 hours or more. Encapsulation is usually dry in 45-90 minutes. You can walk on it almost immediately, live or overnight, without shutting the floor.
From the same commercial program, low-moisture encapsulation uses:
- as much as 76% less water than steam
- as much as 81% less energy
- as much as 100% less waste water
- 96% of dirt removed
- dry 45-90 minutes vs 24+ hours
- quieter than a vacuum
Steam also leaves sticky residues. That residue is why the floor resoils so fast. Encapsulation polymers, used correctly, leave no residue. Active Film Technology / Protective Polymer Formula coats the fibre so it stays cleaner longer.
Colin Saddington, Director: hot water extraction only works when pre-spray, temperature, pressure, the wand and the machine itself are controlled. In his experience it is often implemented by untrained staff with poorly serviced equipment. Many variables. Failures follow. Premrest uses trained operators and the method the floor actually needs. Dry compound stays in the toolkit for water-sensitive fibres such as sisal and seagrass.
It is a maintenance program, not a one-off soak.
Method matters more than waiting until the carpet looks dirty. Soil left in the pile grinds the fibre. Regular encapsulation keeps the soil coming out through the vacuum, before the floor needs a restoration steam. The frequency sweet spot covers how often to maintain the floor.
That is why a 24/7 call centre can stay open. The program runs quietly, dries fast, and is built to limit resoiling. Melbourne sites that are not a standard office floor plate are on commercial carpet cleaning Melbourne.

Common questions
What is encapsulation carpet cleaning?
A low-moisture polymer solution is agitated into the fibre, usually with a counter-rotating brush. The polymers surround and bind soil, crystallise as they dry, and vacuum out. No lake of water in the backing.
Low moisture carpet cleaning vs steam: which is the default?
Encapsulation is the default for ongoing commercial maintenance. Nine times out of 10, commercial carpets can be maintained using low moisture encapsulation. Steam (hot water extraction) is a restoration tool for heavily soiled carpet, an annual restoration, spills or builders' mess, done by trained staff.
How long until we can walk on it?
Encapsulation is usually dry in 45-90 minutes and can be walked on almost immediately, live or overnight. Steam typically leaves carpets wet for 24 hours or more.
What numbers does Premrest publish against steam?
From the same commercial program, low-moisture encapsulation uses as much as 76% less water than steam, as much as 81% less energy, and as much as 100% less waste water. It removes 96% of dirt. It is quieter than a vacuum.
