Dull, scratched, stained, or written off for a full sand. We diagnose, recommend, and refinish — recoat, full sand, board replacement, water or oil — whatever fits.

A tired timber floor is not a diagnosis.

Commercial timber goes dull. It scratches. It stains. Then someone sells a full sand because that is the product they have — or a screen-and-recoat because that is quicker. Plenty of those floors only need the finish recoated. Others need the timber taken back. Some just need failed boards replaced before any finish goes down. The floor in front of you is the brief.

Facility people do not need a recipe. They need someone who can look at the timber and fix it.

We diagnose. We do not sell one process. Screen-and-recoat when the finish is worn but intact. Full sand when the timber itself is damaged, or the finish has failed through to the wood — that takes a millimetre or two off the board. Localised board replacement when individual boards have failed, then the finish goes down. Water-based or oil-based, matched to the space. Same team, from the first look at the floor through to the finish.

Common questions

Do you always sand it back?

No. Plenty of commercial floors only need the finish screened and recoated. A full sand is for when the timber itself is damaged, or the finish has failed through to the wood. We do not always full-sand and we do not always screen-and-recoat.

How do you decide what the floor needs?

We look at the floor. Finish intact but worn: screen-and-recoat. Timber damaged or finish failed through: full sand. Failed boards: replace them locally, then finish. Water-based or oil-based, matched to the space. We recommend what fits, then we do it.

Can you work in an occupied building?

Yes. Dust-controlled equipment, and the job planned around access.

Can you replace damaged boards in the same job?

Yes. Localised board replacement sits in the same job, before the finish goes down.

Water-based or oil-based finish?

Whichever fits the space. Water-based or oil-based — we match the finish to the timber and the environment.
