Floor Maintenance · Safety & compliance

Most slippery floors already have the grip. It is under the residue.

Start with a pendulum test to AS 4663. Then the work the surface needs — a proper clean, a hone, a seal, or an anti-slip treatment. At 80 Collins Street the granite was cleaned, honed and sealed, then retested to P4.

Coatings keep going on. The residue was the problem.

On many commercial stone and tile floors the natural grip has been masked by years of oily residue and detergent film. The usual response is another non-slip coating — which needs reapplying, changes the look, and does not touch the cause.

At 80 Collins Street the granite lobby had been under non-slip coatings for years. Deep cleaning, honing and sealing restored the natural grip. The floor was retested to P4.

A number first. Then the work that number asks for.

We start with a pendulum test to AS 4663 so the decision sits on a number. A proper clean where residue is the issue. Honing where wear has polished the surface. Sealing where stone is absorbing oils. An anti-slip treatment only if the surface itself still needs more grip. After the work, pendulum testing to AS 4663 again.

Clean, hone and a maintenance program can hold for years. Topical coatings are shorter-lived. We do not coat every floor that fails a test.

Test. Fix. Retest.

  1. Pendulum test to AS 4663 across the affected locations.
  2. The work the surface needs — clean, hone, seal, or a coating.
  3. Retest to AS 4663.

Common questions

Is a coating always the answer?

Usually not. On many floors the natural grip has been masked by residue. Deep cleaning, honing and sealing often restore grip without a coating.

What if a coating is needed?

Anti-slip treatments are used when the surface itself still needs more grip, matched to the floor material and pedestrian use, then the floor is retested to AS 4663.

How long does rectification last?

Clean, hone and a maintenance program can hold for years. Topical coatings are typically shorter-lived and need re-application.

How do you prove the result?

Post-rectification pendulum testing to AS 4663.

Start with a pendulum test, then the fix.
