Commercial floor cleaning

You’ll be in good company

Streets ahead in cleaning office floors

When it comes to cleaning, the dirt is on us. Really. We don’t shy away from the tough jobs, or the jobs no one else can fix.

Don’t put up with carpets that aren’t clean. Don’t use cleaning companies that can’t answer your questions or solve the problems. When it comes to cleaning floors, we work in the art of the possible.

We fix your pain

No smell. No noise. No complaints.

  • Facilities and building managers - stop the phone calls about carpet stains, and stop wasting your budget with no results. Introduce a fuss-free maintenance program that solves your carpet cleaning conundrums.

  • Cleaning companies - we take the fuss out of carpet cleaning because we’re the floor cleaning specialists.

  • Administration and security officers - we know paperwork is burdensome so we streamline the administrative process with the right security clearances and security checks to meet your checklists efficiently.

Trouble spots

Some carpet is just harder to keep clean. Some places are just more prone to coffee spills and mud schlepped in from the street. This could include:

  • High traffic areas

  • Old carpet

  • Light-coloured carpet in busy areas

Don’t fall for common mistakes

Does your carpet look worse after it’s been cleaned? Have the hidden stains now been pushed to the top? Let’s solve this for you.

Keep your carpet looking like a million dollars

Are you sure you have the right maintenance program for your new carpet? Extend the lifespan of your carpet by years, and protect your facilities budget.

Getting this right can add years to the life of the carpet, and save millions of dollars in the long run.

Manufacturer warranties on new carpet can be as long as 15 years, but you need to use the right company to ensure that the conditions of the warranty are being met.

An effective maintenance program will protect your floor investment. Let’s chat.

Improve air quality

The dust in offices is made up of particles from various sources, including soil, pollen, hair, clothing fibres and dead skin cells.

When someone inhales, dust in the air enters the nose, at which point most of the larger particles (bigger than 10 micrometres in diameter) are filtered, or are expelled by sneezing.

However, some smaller particles (typically between 2.5 and 10 micrometres, referred to as PM10 particles) always make their way into the windpipe and airways.

Our process

We aren’t wedded to a single floor cleaning system.

We use the best system for you, and comply with the manufacturers recommendations to maintain the product warranty.

  • Assess - as part of this we also identify high traffic areas

  • Plan - how best to restore and maintain

  • Clean - we increase the cleaning in high traffic areas.

We operate many programs ranging from weekly to annual periodic cleaning.  These are in a wide variety of facilities from offices, hotel rooms, commercial kitchens, through to exterior hard surfaces.

An effective cleaning and maintenance program:

  • Maintains the appearance and value of property

  • Allows for the healthy use of space and materials

  • Helps to manage contaminates and improves indoor air quality

  • Contributes to occupants comfort, productivity, and quality of life

  • Extends the life of the commercial carpet

We look at the use, traffic, color, pattern, density, fiber, to create a viable carpet maintenance program.

Our healthier-for-the-environment cleaning approach:

  • conserves energy

  • reduces water use

  • dries carpets faster (dry within 20 to 60 minutes)

  • decreases water usage by 76%

  • reduces power usage and noise pollution

  • increases productivity due to ease and use of machinery

  • minimises waste by using less cleaning agents

  • …and all with no steam cleaning.

One corporate client saved mega-tonnes of water

One big bank with a 89,000m2 office saved in one year:

The full continuum of

Carpet cleaning

We provide a comprehensive system to look after your commercial carpet. This includes:

  • Dirt Prevention – isolation or containment of soil by proper interior and exterior mat placement and interior and exterior hard surface maintenance. A five-metre walk-off tile area effectively removes about 80% of soil and moisture before it reaches the carpet. Removing a kilogram of dirt once it’s inside the building can cost hundreds of dollars, according to industry experts.

  • Vacuuming – scheduled frequency for removal of dry soil.

  • Spill, Spot, and Stain Removal – using professional spot removal techniques.

  • Interim Maintenance System Cleaning – scheduled frequency appearance cleaning for all traffic areas.

  • Deep Cleaning – scheduled frequent deep cleaning to remove residues and trapped soils.

Low Moisture Cleaning

We use a variety of Low Moisture Cleaning (LMC) methods that thoroughly clean carpets and leave fibres to dry in two hours or less.

We utilise counter rotating brush machines & rotary scrubbers in conjunction with an encapsulation cleaning agent. How encapsulation works is basically summarised by using counter rotating brush or rotary scrubber machines to agitate an encapsulation cleaning agent into carpet fibres to dissolve soil, the chemical then surrounds each soil particle and crystallizes.

The encapsulated soil is released from the fibre and once dry they are easily extracted with routine vacuuming. As encapsulation chemicals crystalise, they do not leave a sticky residue which results in carpet remaining cleaner for longer. Additionally, this method drastically decreases the amount of water used while cleaning, resulting in drying times often between 20 – 60 minutes.
