Persistent stains on new carpet in Melbourne CBD

A recently completed building in Melbourne CBD had an issue with persistent staining of new carpet tiles. We were referred by the manufacturer to investigate and resolve the issue.

Our findings were that excessive adhesive was used during the installation process which resulted in pressure sensitive adhesive oozing up between the carpet tiles. The carpet would be cleaned but the tacky adhesive would quickly attract more soils to rapidly re-soil. 

Solution – Our initial approach was to clean one floor and observe. We identified problem spots which had the adhesive residue. The solution we implemented was to then use a specialised solution, which we had approved in consultation with the manufacturer, to treat individually affected spots and thoroughly flush the adhesive out of the carpet pile. We gave the entire area affected a thorough clean. This was then repeated across all affected floors.

Result – The end result is carpets that have now stayed clean with the removal of the excess adhesive. The result was considerably more cost effective than having to replace all the carpet.

A slippery problem in Tamworth

Our team were tasked with investigating and providing a proposal to rectify a slippery floor at one of their locations in Tamworth. This location had recently had a customer slip on the external tiled entrance after it had rained. The external tiles did not meet required slip ratings.

Solution – After initially responding with a temporary solution of installing grip tape in strips across the entire entrance a permanent solution was required. Options proposed included replacing the entrance tiles with a product fit for purpose or applying a SwissGrip coating which would achieve a P5 rating. With limitations to when the works could take place and needing a fast turnaround time a decision was made to apply the coating. Our team thoroughly cleaned and treated the external surface and applied the SwissGrip P5 coating. 

Result – The entrance tiles have retained the same appearance but now achieve the required slip rating. The safety issue was resolved.

80 Collins Street, Melbourne

The 80 Collins precinct is a large-scale site that is located at the ‘Paris end’ of Collins Street in Melbourne’s CBD. The precinct comprises over 100,000m2 of space across 2 towers.

There was graffiti on the exterior stone wall. The general cleaners had done a good job at removing the paint from the surface but there was damage and residue that had been absorbed deep into the stone.

Solution – Our team identified the issue and consulted with stone specialists to rectify the issue. The solution for this problem was to hone the affected stone area which removed the layer of stone that had been damaged and created a clean surface which was then sealed with a penetrating sealer. 

Result – The surface has been restored to its’ prior condition and now matches the surrounding stone.

Quest Apartment Hotels 

Quest has over 160 properties in Australia, New Zealand, Fiji, and the United Kingdom. They are located in central business districts, suburban and regional areas with close proximity to head offices, business centres and key tourist destinations.

We were referred by the manufacturer to investigate and resolve an issue with cleaning of carpet tiles at a location in Melbourne, installed throughout rooms and passageways. The issue they were having was they were unable to remove stains and maintain the carpets.

Our findings were that the carpet was being cleaned by untrained operators and the hot water extraction method that was being used was leaving too much water in the carpet. The excess water was created “wick back” (this is when the surface dries and the dirty water at the bottom of the carpet pile wicks back up to the surface). Often wick back makes the carpet appear dirtier than before the carpet was even cleaned.

Solution – We cleaned the carpet using the encapsulation method with our trained team. We educated the team on what had been occurring and recommended implementing a carpet cleaning maintenance schedule. 

Result – After our team did their magic, the carpets were cleaned and stayed clean. We have now implemented a carpet cleaning maintenance schedule to keep the carpets clean year round.

Inconsistent flooring on the Yarra River

The floor system in a 10-storey building had a raised access floor which was used to run services and act as the building’s HVAC system, however, this flooring system was not consistent throughout the entire floor plate. On each floor there is a change of direction at both sides of the building, totalling approximately 2,400 lineal meters of joins. On these joins you could feel the floor bounce beneath your feet.

Over 10+ years of use the system used to join the floor grids had failed and there were a multitude of trip hazards presenting all across the building where these joins were present. 

Solution – Our team were tasked to investigate the trip hazards and were the ones who initially identified the failed joints. We engaged the access floor system supplier and specialist installer to scope a solution to replace all 2,400 lineal meters of joins across the building. A new joint system was engineered for this unique problem and a scope was created which also included a method to ensure the transition between the grids on the surface was smooth and the carpet floor coverings could be reinstalled. 

Result – The result was a smooth transition, sturdy and robust joint that has been reinforced and will last for many years to come.
