Most mould jobs started as a moisture job no one finished.
A leak was cleaned on the surface, the carpet felt dry to touch, and nobody measured the subfloor. Weeks later a musty odour is coming off the skirtings. Moisture trapped in underlay and subfloor can grow mould within days. Once it is in the substrate, spraying the surface does nothing.
Timber subfloors under wool or heritage carpet hold moisture longer. Repeated steam cleaning of the pile can quietly feed the problem below.

Work follows IICRC S520. Category of contamination and the remediation approach are documented on arrival. Areas are physically contained with negative-air machines so spores do not migrate during removal. Contaminated materials are bagged and disposed of. The substrate is dried to moisture readings, not to appearances. Antimicrobial treatment supports the process — it does not replace it.
Completion is moisture readings, a visual inspection and, where required, third-party air-quality testing. We do not name a laboratory. Flooring replacement can sit on the same work order.
How a mould job runs
- Inspect and classify contamination to IICRC S520. Moisture readings and photographs.
- Contain the work zone. Negative air running so spores do not migrate.
- Remove contaminated carpet, underlay and affected substrate. Dispose correctly.
- Structural drying with dehumidifiers and air movers. Antimicrobial as support, not the fix.
- Verify: moisture, visual, and third-party air-quality testing where required. Replace flooring on the same order if that is the call.
Common questions
How do I know it's mould?
Musty odour, staining under carpet at wall edges, discolouration on skirtings, and any recent water event where drying was not verified. We can inspect.
Do you kill mould or remove it?
Remove it. Antimicrobials manage active spores but the source has to physically go — contaminated carpet, underlay or affected subfloor. Killing without removing invites regrowth.
What standard do you work to?
IICRC S520 for mould remediation. Where water damage is still in play, S500 as well.
Is containment required?
Usually yes — physical containment and negative-air machines stop spores migrating to unaffected areas during removal.
How is completion verified?
Moisture readings, visual inspection and, where required, third-party air-quality testing. We do not name a laboratory.
Can you replace flooring at the same time?
